Digitized real estate: apartments and houses in the form of NFTs

Hello! It is interesting to fantasize about the digitization of real estate, especially since it is no longer some distant prospect, but our immediate future. Imagine how much easier it will be to buy and sell real estate, a procedure that is almost completely devoid of bureaucracy as it exists today. The state will only have to keep track of such transactions, and with the help of the blockchain, this can be done effortlessly and even with little or no human involvement.

Let's say a person wants to sell their house. It has already been digitized and presented at a trusted auction as an NFT or token in some other format. In order to buy this object, a few mouse clicks are enough. After payment, the NFT and the right of ownership are transferred to the new owner. The right of temporary use can function in the same way.

Imagine how easy it is to buy a house, and if necessary, a share, a part of the real estate for further sale or rental income. The infrastructure for implementing such a practice has long been ready, and you don't need to worry about paperwork, various extracts, certificates, passports, reports, etc. I don't know about you, but I have a whole suitcase full of such papers. But the technology is being implemented incredibly slowly. I don't know how things are going in other countries, but in Ukraine, digitization is just beginning. For example, I read a few months ago that Kyiv is actively digitizing the archives of the Bureau of Technical Inventory. The process will take years and will ensure the invulnerability and mobility of data. The problem is that this work should have been completed 10 years ago and moved on. And we are talking about Kyiv, but when will the digitization reach the regions? I should also add that work is underway to convert paper information into digital format. In the future, it will be necessary to develop an efficient, fault-tolerant, reliable, secure, accessible, and God knows what other digital infrastructure. It is in this infrastructure that each Ukrainian real estate object should be freely transferred to the network, and the state should perform only a service function and, of course, receive a certain percentage for control, security, etc. And then there will be no need to go to a notary, no need for the Bureau of Technical Inventory, at least in the form in which they currently exist. Instead, a considerable number of specialists will be needed to ensure and control the operation of the automated real estate blockchain system and the digital document flow of real estate.

It may be hard for some to believe that you can buy real estate using a smartphone and start receiving rental income in the shortest possible time. But it's not even a fantasy, it's a reality, because this practice already exists. Imagine how convenient it is to have all the necessary information in your gadget, which, by the way, is securely protected and stored in a decentralized cloud storage. Personally, I would like to become a user of such a system, not just have my passport, driver's license, and a couple of other certificates in Diia (a mobile app in Ukraine).

A powerful decentralized register of real estate objects can already be implemented, because modern technologies and infrastructure are ready. I think people themselves are ready for this, too. But maybe I'm wrong, because I communicate with people mostly in the digital environment and on relevant topics. But the legal side needs radical changes. Civil servants, MPs, and lawyers will have to work hard.

It is difficult to say how all of the above will be implemented. It is not known which blockchain will be chosen for the creation of real estate and the sale of real estate. It should not be ruled out that it will be Bitcoin, or maybe even Hive. It is not known in which countries this will be implemented and when. But I am sure that the pioneers will receive huge investments and will be able to raise the economy to a higher level. I also have no doubt that the digitization of real estate with the subsequent possibility of buying and selling objects in a tokenized form is a thing of the past! It is likely that buying an NFT confirming the right to own an apartment or house will not be as easy as buying a kilogram of cucumbers on the market, but it will be much easier than it is today. And you won't have to wait for two decades: today's world is very dynamic, and the success of the future requires making the right, fast, and ultra-innovative decisions.

Оцифрована нерухомість: квартири та будинки у вигляді NFT

Привіт! Цікаво пофантазувати на тему оцифрування нерухомості, тим паче, що це вже не якісь далекі перспективи, а наше найближче майбутнє. Уявіть, наскільки простішою буде купівля та продаж нерухомості, процедура, майже повністю позбавлена бюрократизму в тому вигляді, який вона має на сьогодні. Держава ж повинна буде лише відстежувати подібні операції, а з допомогою блокчейну це робити можна без будь-яких зусиль і навіть практично без участі людей.

Нехай якась людина хоче продати свій будинок. Він вже оцифрований й представлений на перевіреному аукціоні як NFT чи токен в якомусь іншому форматі. Для того, щоб купити цей об'єкт, достатньо кілька кліків мишкою. Після оплати NFT, а разом з ним і право володіння переходить до нового власника. По такому ж принципу може функціонувати й право тимчасового користування.

Уявіть, як просто купити будинок, а при необхідності — долю, частину нерухомості для подальшого продажу чи отримання прибутку від оренди. Інфраструктура для реалізації подібної практики вже давно готова й потрібно забувати про папери, різні витяги, свідоцтва, паспорти, звіти тощо. Не знаю, як у вас, а в мене подібні папери займають цілу валізу. Але впроваджується технологія неймовірно повільно. Мені невідомо, як йдуть справи в інших країнах, але в Україні оцифруванням тільки починається. Наприклад, читав кілька місяців тому новину, що в Києві ведеться активна робота по оцифрування архівів Бюро технічної інвентаризації. Процес займе роки й забезпечить невразливість та мобільність даних. Проблема в тому, що цю роботу повинні були закінчити ще 10 років тому й рухатися далі. І мова йде про Київ, а коли оцифровка дістанеться до регіонів? А ще потрібно додати, що виконується робота з переведення паперової інформації в цифровий формат. Надалі ж потрібно буде розвивати ефективну, безвідмовну, надійну, безпечну, доступну та ще Бог його знає яку цифрову інфраструктуру. Саме в ній кожен український об'єкт нерухомості повинен вільно передаватися в мережі, а держава виконувати лише сервісну функцію й, звичайно, отримувати певний процент за контроль, забезпечення безпеки тощо. І тут вже відпаде необхідність бігти до нотаріуса, не будуть потрібні й Бюро технічної інвентаризації, у крайньому разі в тому вигляді, в якому вони існують на цей момент. Натомість знадобиться чимала кількість спеціалістів, котрі будуть забезпечувати та контролювати роботу автоматизованої системи блокчейну нерухомого майна, цифрового документообігу об'єктів нерухомості.

Можливо комусь складно повірити в те, що нерухомість можна купити з допомогою смартфона й почати отримувати дохід від оренди в найкоротший термін. Але це навіть не фантазії, а реальність, тому що подібна практика вже є. Уявіть, наскільки зручно мати у своєму гаджеті всю необхідну інформацію, яка, до речі, надійно захищена й зберігається в децентралізованому хмарному сховищі. Особисто мені хотілося б стати користувачем такої системи, а не просто мати в Дії (мобільний застосунок в Україні) закордонний паспорт, водійське посвідчення та ще пару довідок.

Потужний децентралізований реєстр об'єктів нерухомості вже можна впроваджувати, адже сучасні технології, інфраструктура вже готові. Готові до цього й самі люди, як мені здається. Але можливо я помиляюсь, адже спілкуюся з людьми переважно в цифровому середовищі й на відповідні теми. А ось правова сторона потребує кардинальних змін. Добряче попрацювати доведеться і державним службовцям, і депутатам, і юристам.

Як саме буде реалізовано все вищеописане, сказати складно. Невідомо, який блокчейн виберуть для створення об'єктів нерухомого майна й продажу об'єктів. Не варто виключати, що це буде Біткоїн, а може навіть Hive. Невідомо, в яких країнах це почнуть впроваджувати й коли. Але я впевнений, що першопроходці отримають величезні інвестиції й зможуть підняти економіку на більш високий рівень. Також не сумніваюсь в тому, що оцифруванню нерухомості з подальшою можливістю купівлі-продажу об'єктів в токенізованому вигляді бути! Ймовірно, що купити NFT, що підтверджує право володіння квартирою чи будинком буде не так просто, як кілограм огірків на ринку, але значно простіше, чим в наш час. Й чекати доведеться не два десятиліття: нинішній світ дуже динамічний, а успішність майбутнього потребує прийняття правильних, швидких і ультраінноваційних рішень.
